Old stone houses have solid walls that soak up and spread moisture, so a leak rarely shows where it starts and damp readings mislead. Leak Detection in Old Stone Houses: Why It’s Different
A leak in a 1990s timber-frame house usually announces itself within days. The same leak in a Victorian sandstone villa can run for months, quietly soaking a metre-thick wall before a single stain appears. Traditional dwellings built before 1919 make up around 18% of Scotland’s building stock, according to the Scottish House Condition Survey 2022 figures published by Built Environment Forum Scotland, so this is not a niche problem. It is a large slice of the homes we survey.
Leak detection in an old stone house is a different job: the construction changes how water behaves, how leaks present and which methods do the heavy lifting. Here is what makes these houses different, and how a careful survey finds the leak without butchering fabric that cannot be replaced.

What counts as a traditional stone house
In Scotland the usual dividing line is 1919. Homes built before then were generally constructed with solid mass walls of granite, sandstone or whinstone bound with lime mortar, lime plaster inside, timber floors over ventilated voids or deep solid floors, and slate roofs. There is no cavity. The wall is one thick, continuous mass from outside face to inside face.
That construction was designed around moisture in a way modern buildings are not. Lime mortar and plaster absorb water when conditions are wet and release it when they dry out. Historic Environment Scotland’s guidance makes the same point from the other direction: natural, permeable materials suit these buildings because they buffer moisture, while impermeable modern materials risk trapping water vapour in the fabric and causing decay.
How moisture moves through solid stone walls
Understanding one principle explains almost everything odd about leaks in stone houses: the building fabric is a sponge, not a barrier. When a pipe leaks inside or against a mass masonry wall, three things happen that would not happen in a modern home.
- The wall absorbs before it showsA metre of stone and lime can hold a remarkable amount of water. The leak has a long head start before decoration is visibly damaged.
- Water travels along the fabricMoisture wicks through mortar beds, down rubble cores and along embedded timbers called safe lintels and joist ends. The damp patch can appear a full room away from the leak.
- Everything dries slowlyOnce soaked, mass masonry takes weeks or months to release its moisture. Readings stay high long after a leak is fixed, which confuses anyone retesting too soon.
There is also more genuine, non-leak moisture about. Driving rain on exposed solid walls, condensation on cold stone and blocked ventilation to sub-floor voids all put water into the fabric. The same SHCS figures show 32% of pre-1919 dwellings carrying urgent disrepair to critical elements, so failed gutters, slipped slates and eroded pointing are common water sources too. A leak investigation in a stone house is always partly an exercise in ruling those out.
Why leaks get misdiagnosed in stone houses
The most expensive mistake we see in traditional properties is not a missed leak. It is a plumbing leak treated as a building defect, or the reverse. A damp patch at the base of a stone wall gets labelled rising damp and injected, while a weeping heating pipe in the floor carries on. Or a genuine condensation problem gets blamed on hidden pipework and floors come up for nothing.
The confusion is understandable, because in mass masonry the visual evidence overlaps almost completely. How detection methods adapt to stone

Every method in the kit still works in a traditional building. What changes is how it is used and how the results are read, because thick, damp-buffering fabric muffles and delays the signals a modern house gives up easily.
The biggest single adjustment is patience. Stone responds slowly to temperature change, so thermal imaging needs the heating run longer and scans repeated as the building warms, letting a buried pipe run slowly reveal itself through the mass.
Thermal imaging: longer, slower, repeated
A heating pipe in a suspended timber floor shows quickly. The same pipe chased into a rubble-filled wall or deep solid floor needs a properly heat-soaked system and comparison scans over time. The camera also picks up cold, evaporating damp on wall surfaces, which helps map how far a leak has spread.
Moisture profiling, not single readings
One high reading on a lime-plastered stone wall means little, because the fabric holds moisture naturally. We take grids of readings and read the pattern: a leak gives a localised peak that fades with distance, while condensation and penetrating damp follow the weather and the wall face. Acoustic listening: good walls for it
Dense stone actually carries the hiss of a pressurised leak well. Listening equipment on skirtings, floors and exposed pipe runs helps bracket a leak’s position, though thick walls mean the sound can surface some distance from the failure, so it is cross-checked rather than trusted alone.
Tracer gas: the deep-fabric specialist
For pipes buried in deep solid floors or lost in wall chases, the system is charged with a safe hydrogen and nitrogen mix that escapes at the failure and rises through stone, flags and lime screed to a surface probe. Tracer gas regularly finds the leaks in stone houses that nothing else can reach.

Protecting period fabric: open once, in the right place
In a modern house, an exploratory hole is plasterboard and paint. In a traditional house it might be original lath and plaster, a decorative cornice, pitch pine boards or flagstones that cannot be matched. Some of these homes are also listed, which turns casual opening-up into a legal question as well as a cosmetic one.
That is why the working rule in stone properties is to measure first and open once. What a survey looks like in an old stone house
A typical visit starts with the story so far: what appeared, when, and what the weather and heating were doing at the time. Then the systems are tested rather than the symptoms chased. Pressure checks on the heating circuit and a stop valve test on the mains establish whether water is actually escaping, and from which system. From there, pipe runs are traced, the fabric is scanned and profiled, and methods are layered until the evidence converges on one point, which is marked and photographed.
You get a written record of what was found and how, which matters for insurance and, in shared buildings, for neighbours. The one thing we will not do is guess, because in a building that has stood for 150 years, a wrong guess costs fabric that took 150 years to earn its character.
