Leak Under the Bath: How to Find It Without Ripping Out the Bathroom
A leak under the bath has a talent for causing panic out of proportion to its size. A stain blooms on the ceiling below, someone mentions ripping out the bath panel, the tiles, maybe the floor, and suddenly a failed £2 washer is being quoted as a bathroom refit.
Hold on. A bath can only leak from a short list of places, each one leaks under different conditions, and those conditions can be tested one at a time with the bath still in place. This guide works through the three leak types, the tests that separate them, and what the ceiling below can tell you before anything gets dismantled.

The three kinds of leak under a bath
Every bath leak we attend falls into one of three families, and each has its own signature.

The timing column is the whole trick. Before touching a screwdriver, think back: does the damage track bath usage, or does it grow on its own schedule? A stain that appears the morning after every bath is not a burst pipe, and a stain that spreads while the family is away for a week is not splash water. That one observation halves the search before it starts.
Getting eyes on it: the access panel
Most baths have a removable front panel, held by screws, clips or (annoyingly) a bead of sealant. Behind it live the trap, the waste run, the overflow hose and usually the tap connections. Removing it converts the job from guesswork to inspection, so do this before any testing.
No panel? Some tiled-in baths have a small access hatch at the tap end, and in upstairs bathrooms the ceiling below sometimes offers better access than the bathroom itself. With the panel off, put a dry towel or kitchen roll under the trap and tap connections. Now run the three tests in order, drying everything between tests so one result cannot contaminate the next.
Test 1: the splash test (sealant, screen and edges)
Fill a jug and pour water deliberately along the sealant line where the bath meets the tiles, around the shower screen seal if there is one, and over any corner joints. Wait a few minutes and check below with a torch.
Sealant leaks are the most common bath leak of all, especially where a shower runs over the bath. The bead looks intact from above but has let go underneath, and every shower sends a cupful of water down the wall behind the bath panel. Over months that cupful rots flooring and stains ceilings as convincingly as any pipe failure. The fix is cheap and satisfying: strip the old bead completely, dry the joint, and re-seal. Fill the bath with water before sealing so the joint is sealed at its widest, otherwise the bead tears the first time someone heavy runs a deep bath.
Test 2: fill and drain (waste and overflow)
Put the plug in, fill the bath at least halfway, and watch the trap and waste connections with a torch while it sits full. A weep now means the waste fitting itself is loose or its seal has hardened. Then pull the plug and watch the same joints under full flow, because some only leak while water is moving through at volume.
Check the overflow separately: hold the plug in place and run water into the overflow opening for thirty seconds (a shower head helps). The overflow hose and its back-nut connection are classic culprits, since they only see water when the bath is filled carelessly, which makes the resulting stain maddeningly intermittent.
If you suspect the waste but cannot see the drip, food dye earns its keep: a strong dose in the draining water makes even a slow seep visible on kitchen roll laid beneath the trap.
Test 3: the supply pipes

With everything dry again, run the hot and cold bath taps hard for a minute or two and feel along the tap tails and connections behind the panel. Supply leaks at the tap connections show quickly under flow.
The harder case is a supply or heating pipe leaking under the bathroom floor itself, because it leaks whether or not anyone bathes. The clue is constancy: damp that never dries, a stain below that grows on days nobody used the bath, or a hiss audible at night.

Reading the ceiling below
When the bathroom sits above another room, the ceiling below is your instrument panel. Photograph the stain daily against a pencil outline: a stain that grows after each bath points at waste or sealant, one that grows steadily points at supply. Its position helps too. Below the plughole end suggests the waste; below the taps suggests supply connections; along the bath’s outside edge suggests sealant splash tracking down the panel side.

When tiles do NOT need to come off
Here is the part that saves bathrooms. Tiles almost never need to be removed to find a bath leak. They occasionally need to be removed to repair one, but only once the leak is located, and locating is a job for instruments rather than demolition.

Exploratory tile removal, by contrast, destroys a waterproof surface in order to look for water, and every hole that finds nothing still needs a tiler to make good. The economics rarely work. Frequently asked questions
Why does the ceiling below my bath only stain sometimes?
Because most bath leaks are event-driven. Sealant leaks need a shower or a deep bath, waste leaks need a drain-down, overflow leaks need an overfilled bath. The plasterboard then dries between events, so the stain fades and returns. Matching the stain’s appearances to bathroom use is the fastest diagnostic there is.
Do I need to remove the bath panel to find the leak?
If the bath has a panel, yes, take it off: it is designed to come away, and the trap, waste and tap connections behind it are the likeliest suspects. Tiled-in baths without access are harder, which is where moisture mapping, thermal imaging and borescope inspection find the leak without breaking tiles.
How do I do a dye test on a bath waste?
Lay dry kitchen roll under the trap, add strong food colouring to a half-full bath, then drain it while watching below with a torch. Coloured spotting on the paper confirms the waste side is leaking and shows which joint. Clean paper after two or three dyed drains effectively clears the waste.
Is a leak under the bath covered by home insurance?
Sudden escapes, like a failed pipe connection flooding the ceiling below, are generally covered, and most policies include trace and access cover that pays for locating a hidden leak and making good the access. Slow damage from a sealant bead that failed months ago is often excluded as gradual, so act early and document everything.
My bath is leaking into the flat below. What should I do first?
