On a private water supply, the owner and users are responsible for every metre of pipe. A pump that never rests, a storage tank that will not stay full and a boggy strip across a field all point to a leak. Long, unmapped rural pipes can be traced and pinpointed without digging up the field.
Leaks on Private Water Supplies in Rural Scotland
Turn on a tap in most Scottish homes and the water arrives through the public network. In much of rural Scotland it does not. It comes from a spring on the hill, a borehole behind the steading or a burn above the house, then travels through a private pipe that may be older than anyone can remember. Approximately 3% of the Scottish population uses a private water supply for drinking water, according to the Drinking Water Quality Regulator for Scotland.
When one of those pipes starts leaking, the usual advice falls apart. There is no water company to phone, no meter to check and often no drawing showing where the pipe even runs. This guide explains how a private water supply leak shows itself, who has to deal with it, and how we find leaks on pipes that cross fields, woods and hillsides.

What counts as a private water supply
A private water supply is any supply not provided by Scottish Water. The source might be a spring, a well, a borehole, a burn or a loch. Some serve a single croft. Others serve a farm plus half a dozen neighbouring houses, a caravan site or a whole estate, all hanging off one pipe and one storage tank.
The Drinking Water Quality Regulator splits them into two groups: regulated supplies, which are the larger ones or those serving commercial premises such as holiday lets and B&Bs, and exempt supplies, which are small ones serving only domestic properties. The label matters for testing duties, but not for leaks. Either way, the pipe is private, and so is the problem when it splits.
Who is responsible when a private supply leaks
On a mains supply there is a split: Scottish Water owns the main and the communication pipe, and the homeowner owns the supply pipe from the boundary. The owner and users are responsible for the source chamber, the pipe across every field it crosses, the tanks, the pumps, the filters and the plumbing indoors.
Private water supplies are regulated by local authorities, so your council’s environmental health team is the first port of call for advice on testing and water quality. The same page notes that councils administer the Scottish Government’s private water supply grant, which can help with the cost of improving a supply. What the council will not do is repair your pipe. Finding and fixing a leak sits with the owners, and where several properties share the supply, the cost is usually shared too, much like the shared supply pipes found in Scottish flats and terraces.
Signs of a private water supply leak
There is no water bill to warn you. Mains households in Scotland are mostly unmetered anyway, but on a private supply nobody bills you at all. The cost of a leak shows up as pump electricity, poor pressure and, in a dry summer, a source that cannot keep up. Watch for these:

- A storage or header tank that drops overnight when nothing is being used
- Pressure or flow at the house falling away week by week
- A green, lush or boggy strip in an otherwise dry field along the pipe route
- The source chamber overflowing normally while the house runs short
- Air spitting from taps as the pump draws down a leaking line
One test costs nothing: stop all use, note the tank level or pump behaviour last thing at night, and check again first thing. If the tank has dropped or the pump has been working while everyone slept, water is escaping somewhere between the source and the taps.
Why rural supply leaks are hard to find
A leak on a town supply pipe usually hides under a few metres of driveway. A private supply run can be several hundred metres long, and some cross more than a kilometre of rough ground. The pipe was often laid decades ago, at whatever depth the digger managed that day, and it wanders around rocks and field drains rather than running straight. Drawings rarely exist, and the person who laid it has usually long gone.
The pipe material makes things harder still. Most rural runs are black alkathene or blue MDPE, and plastic pipe carries leak noise poorly, so the standard listening methods that work well on metal mains need adapting. Gravity-fed supplies add another twist: the pressure is low, so the leak is quiet, and a slow escape into free-draining ground may never show on the surface. Livestock, ploughing, tree roots and frost heave all damage buried pipe, and a fitting in a forgotten field chamber is a classic failure point. How we find leaks on unmapped rural pipes

Step 1: Map the run
Before anything else, we establish where the pipe actually goes, using pipe locators, chambers, valve boxes and the lie of the land. An unmapped pipe becomes a marked route on the ground.
Step 2: Section the supply
Using valves, chambers and tank connections, we isolate the run in sections and watch flow and tank levels. That proves which stretch is losing water before any detailed survey starts.
Step 3: Listen and correlate
On metal fittings, chambers and stop valves we use ground microphones and correlation, the same acoustic leak detection methods used on mains, tuned for low-pressure rural pipes.
Step 4: Tracer gas on plastic runs
Where plastic pipe keeps the leak silent, we introduce a safe hydrogen and nitrogen mix. The gas escapes at the split and rises through the ground to a detection probe. Our guide to tracer gas leak detection explains how it works.
Step 5: Mark a single dig
The survey ends with a marked point and a report. One targeted hole, not a trench across the field.
Repairs, records and preventing the next one
Once the leak is exposed, the repair itself is usually straightforward: a new section of MDPE and proper compression fittings. It is worth going further while the hole is open. Photograph the pipe, note its depth and line, and sketch a simple map for whoever deals with the supply next. If the same stretch has failed more than once, re-routing or replacing that section beats patching it a third time.
Prevention on a rural supply is mostly about depth, protection and winter. Bury shallow sections properly, sleeve the pipe where it crosses gateways and tracks, insulate chambers and exposed pipework, and keep an eye on the route after ploughing or fencing work. For homes rather than land, buildings insurance may help with the finding stage: MoneySuperMarket, citing Defaqto, reports that 94% of buildings policies include trace and access cover, typically capped between £5,000 and £10,000. Farm and estate policies vary, so check the wording before you commission work.
Frequently asked questions
Will Scottish Water repair a leak on a private water supply?
No. A private supply is, by definition, not provided by Scottish Water, so they own no part of it and have no duty to repair it. Responsibility sits with the owner and users of the supply. Your council’s environmental health team regulates private supplies and can advise, but it does not carry out repairs.
How do I tell a leaking pipe from a failing source?
Compare the two ends. If the spring chamber or borehole is producing normally but the house tank keeps dropping, the pipe between them is losing water. If the source itself is low, especially in late summer, the supply may simply be short. A night test with all taps off usually settles it quickly.
Can you find a leak when nobody knows where the pipe runs?
Yes. Tracing the route is the first stage of the survey, using pipe locators, chambers and section testing. Once the run is marked on the ground, the leak itself is pinpointed with acoustic equipment or tracer gas. Not knowing the route makes the job longer, not impossible.
Does home insurance cover leaks on a private supply?
Often in part. Most buildings policies include trace and access cover, which pays to locate the leak and make good the access, and MoneySuperMarket reports 94% of policies carry it. Cover for long external runs, outbuildings and land varies a great deal, so read your policy or ask your insurer before committing to work.
Can a leaking supply pipe affect water quality?
It can. A damaged pipe that loses pressure can also draw in ground water and soil around the split, and on a drinking supply that is a contamination risk. If your supply has been leaking, it is sensible to ask your council’s environmental health team about testing once the repair is done.
